Villa Alcyone is for sale

A showstopping build in a Gold Coast bridesmaid suburb is poised to rival the city’s millionaire hills.

Villa Alcyone, a Mediterranean-inspired mansion on an 890 sqm steep slope at 6 Bicton Ct, Elanora, has hit the market with price hopes tipped to smash the suburb record by millions.

Historically viewed as a bridesmaid suburb — a cheaper stepping-stone market to the beachside — Elanora has shed the title as luxury builders capitalise on untapped views.

Whitefox Real Estate selling agent Nic Whitehead said the home’s sweeping elevation and architectural pedigree would draw prestige buyers from the Coast’s traditional blue-chip belt.

It was built on a steep slope to capture ocean views

Ahead of the curve

“We’re basically pulling buyers from outside areas like Miami Hill, Currumbin Hill, and Burleigh Hill,” Mr Whitehead said.

“People may not have experienced something like this in Elanora. A lot of people gravitate to the wide arches, but the calibre of the build and the level of detail in the interiors here is remarkable.

“It has an authenticity you just have to experience where it feels like you are stepping into a classic European home.”

Designed by Jayson Pate and built by Resolve Constructions, the home’s position on a difficult vertical block is part of a growing trend among top-tier trades.

“It seems most high-end luxury builders are enjoying the challenge of a vertical block; there seems to be a bit of ego and bragging rights,” Mr Whitehead said. “The more difficult the site, the bigger the awards they can claim.”

Villa Alcyone took home multiple gongs at the 2026 HIA Gold Coast and Northern Rivers Awards, including for Residential Design and Custom Built Home, alongside a Master Builders Queensland award for Best Use of Sloping Sites.

Named for the Greek goddess of the sea, moon, calm, and tranquillity, the home has four bedrooms and four bathrooms across a 579sq m floorplan with dramatic archways, double-height windows, and a spiral staircase.

Owner Theo Foukkare, whose wife Helen directed the interior design, said the home was inspired by their frequent European travels and engineered to capitalise on uninterrupted ocean views.

Long lunch here

“It’s a brand-new home, but everyone who comes in says how it feels so grounded, like it’s been here for a long time,” retail executive Mr Foukkare said.

Custom lighting illuminates shifting tones of Italian marble used throughout the home, while a crazy-paved terrace provides a dreamy setting for a long lunch looking over the treetops to the sea.

It sits alongside a heated, deep-green Sukabumi stone pool and synthetic grass courtyards.

Mr Foukkare said they targeted Elanora for its hinterland feel and proximity to the beach, with Currumbin, Palm Beach, and Burleigh all within a 10-minute drive.

While quarterly data from realestate.com.au shows house prices in Elanora slipping three per cent, an annual snapshot reflects resilience, with values up 14.7 per cent since 2025 to a median of $1,575,000.

With their dream home complete, Mr Foukkare said the couple was already planning their next southern Gold Coast project.

“Helen and I, we don’t believe there is such a thing as a forever home, and part of that is the journey,” he said.

“We want to build something that’s just as unique but completely different, timeless, and equally luxurious.”
