When buying in a new development, the journey from making the purchase to eventually settling into the neighbourhood can feel surprisingly long.

Buyers may experience a range of emotions – excitement around their new home purchase, alongside uncertainty about how the development will ultimately take shape, impatience as they wait for amenities to be delivered, and anxiety around timelines.

But buying into a community that’s nearing completion can mean less waiting, and more certainty.

Buyers are able to see the neighbourhood they’ll be living in, enjoy the established amenities, and focus on the fun part – like planning the big move.

When a buying a brand-new home, knowing that amenities are already in place can help the process.

A community preparing to welcome new residents

VEUE is the latest apartment development offering Sydney buyers a move-in date in sight.

It’s the fourth stage of The Orchards master-planned community, located in Norwest in the Hills District of Greater Western Sydney.

The developer behind The Orchards, Sekisui House Australia, is a Japanese residential builder and developer with a history dating back to 1960.

VEUE includes three releases – VEUE Central, VEUE Parkside and VEUE Grand.

Together they comprise six buildings and 577 apartments, offering one- to four-bedroom apartments and a limited number of townhouse-style homes.

Sekisui House Australia Sales Manager, David Lee, says they are looking forward to welcoming over 400 new residents to The Orchards' thriving community.

He says construction of VEUE is progressing to plan, with residents expected to be welcomed by Christmas.

“With a move-in before Christmas, buyers can start planning furniture, leave arrangements and everyday routines around a more defined timeline,” Mr Lee says.

“The appeal is being able to imagine daily life in a place that already has residents, rather than the uncertainty of timing due to any construction delays.”

The Orchards by Sekisui House is a growing community with residents already calling it home.

Why VEUE works for a move-in-ready lifestyle

VEUE will feature a community centre with an indoor heated swimming pool, gymnasium and a function centre, exclusive to residents of The Orchards.

An outdoor podium, music room and meeting room will also be available exclusively to VEUE residents.

Location-wise, VEUE is conveniently close to Norwest Marketown, Norwest Business Park, schools, nearby parks, and cycle trails.

Located less than a kilometre from Norwest Metro Station, residents can be in Martin Place Metro Station within 41 minutes, making VEUE convenient and well-connected to Sydney’s CBD.

“A resident might walk through the grounds in the morning, take the Metro to work or work from home, pick up groceries at Norwest Marketown, then return for a swim, gym session or time outdoors,” says Mr Lee.

“On a weekend, they might use the cycle paths and shared spaces or book the community dining area for a gathering.”

As an added bonus, eligible purchasers who secure a VEUE Central or Parkside apartment may receive a rebate of up to $50,000 at settlement.*

“This rebate could free up a buyer’s own funds for new furniture, selling costs, moving expenses or other plans,” says Mr Lee.

VEUE combines exceptionally designed homes and amenities with a convenient Norwest location.

The appeal for buyers considering their next move

Starting from $745,000 for a one-bedroom apartment and ranging to $2.5 million for four bedrooms, VEUE offers something for every life stage, from first-home buyers to growing families and downsizing retirees.

“It is evident from the preceding stages at The Orchards that a large number of buyers are local owner occupiers or downsizers, specifically looking for oversized apartments with additional living spaces,” says Mr Lee.

“VEUE offers a diverse mix of apartments and various design layouts from one-bedroom apartments through to four-bedroom penthouses and also townhouse-style apartments, which provides larger living spaces within the homes.”

Mr Lee says when VEUE Central released in 2023, it achieved over $63 million at launch.

VEUE Parkside recorded more than 80 sales with over $85 million sold at launch in 2024, including a four-bedroom penthouse which sold for more than $4 million.

Meanwhile, VEUE Grand sold more than 55 apartments and over $65 million at launch in 2025.

The defined move-in horizon is proving popular with buyers who may be balancing leases, school-year planning, financial commitments or the desire to begin the new year in a home of their own.

“VEUE offers the appeal of a brand-new home without the guesswork often associated with a new project,” says Mr Lee.
