A mega-mansion with 11 bedrooms, a 40-car garage and an acre of floorspace has just hit the market.

‘Le Palais’ in Dural is believed to be Sydney’s largest private home and likely the biggest in Australia.

With almost 4000sqm of fully enclosed floor space, the palatial residence is more than 16 times the size of the average newly built Australian detached house, which measured 241sqm in 2024-25 according to the ABS.

The home is being sold by Sydney property developer Sid Nassif and his family, with a price guide of $41 million to $45 million.

“It's extraordinary - the size, the accommodation, the attention to detail, the level of finishes,” Ken Jacobs of Forbes Global Properties said.

“It's significant on an international scale as far as what it offers.”

The Nassif family acquired the 2.02 ha site in 2013 for $1.75 million to establish the luxury residence.

If built today, construction would cost between $63 million and $65 million, excluding developer’s costs, GST and land value, according to a quantity surveyor’s estimate commissioned for the sale.

Set behind private gates, the sprawling residence is framed by manicured hedges and a towering palm, with its grand columned facade evoking the elegance of a luxury hotel or convention centre.

Beyond the 4.2 metre entrance doors, a huge chandelier sparkles in the light-filled foyer, complete with lavish double staircase and glass lift.

Luxury finishes like marble feature throughout the residence, with the owners travelling to Italy to source it directly, Mr Jacobs said.

The mansion includes 11 generous bedrooms, 20 bathrooms and ensuites, five commercial kitchens, five bars, a cinema room, billiard room and 100sqm gym. There is even a hair salon.

In addition, a self-contained three-bedroom guest house inside the main residence is bigger than many family homes.

Other features include a large function room that opens to a pool terrace via bifold doors. The resort-style pool includes a swim-up bar, kids pool and separate spa.

There are also tennis and basketball courts, and soccer goals.

If the property sells within the estimated price guide it would far surpass the suburb record of $16.5 million.

As well as families craving space, the property would appeal to more business-focused purchasers, Mr Jacobs said.

“Le Palais was conceived as a home for a multigenerational family, with the scale and breadth of facilities to allow several generations to live generously under one roof,” he said.

“Equally, I could see it appealing to a managing director or business leader who wants a private residence where entertaining at the highest level can happen naturally, without the home ever feeling corporate.

“It's such a special property.”

The mansion’s sheer scale dwarfs Aussie Home Loans founder John Symond's harbour front mansion Wingadal, listed in 2024 for $200 million-plus, which has an estimated building area of 742sqm.

It's much larger than Vaucluse mansion La Mer, the former home of James Packer which sits on an impressive 3300 square metres of land.

It also dwarfs Mineral Resources founder Chris Ellison's Mosman Park compound with 1366 sqm of estimated floorspace.

And the Dural estate almost triples the land area of beachfront mansion Elaine, in Point Piper. The 1863 landmark home occupies a sprawling 6986 sq m parcel of land and netted $130 million when sold in 2024, matching the then national house price record.
