Herston’s newest luxury residential offering is being tipped as one of the rarest propositions in Brisbane’s inner-city market, with Victoria Residences delivering low-density, house-like living just minutes from the CBD within the 2032 Olympic Stadium precinct.

Victoria Residences marks the first brand new luxury residential development to land in Herston, a tightly held pocket prized for its leafy streets, established medical and university precincts, and proximity to Victoria Park — soon to be the centrepiece for Brisbane’s infrastructure transformation.

Position Property principal Richard Lawrence said the development, situated on a prime elevated corner site, presented a boutique offering featuring an exclusive rooftop retreat capturing panoramic views, a pool, sundeck, barbecue and outdoor dining, private dining and landscaped gardens.

“Unlike the high-rise towers dominating much of Brisbane’s apartment market, Victoria Residences is comprised of just 45 apartments over seven levels, and has been designed around a very different idea: giving residents the space, privacy and layout of a house, without leaving the convenience of the inner city behind,” he said.

“With architectural design and interiors led by Ellivo, each residence has been conceived to function as a house, with most floorplans featuring a second living area – a rare inclusion so close to the CBD, where apartment living is typically defined by compact, high-density design.

“The result is a collection of homes that feel more like sky-set houses than conventional apartments, appealing to downsizers, busy couples, and families seeking a secure lock-and-leave lifestyle without sacrificing room to move.”

Features for residents of Victoria Residences at Herston include a pool.

Every residence has been oriented to capture an uninterrupted outlook, with homes looking either directly over Victoria Park to the Brisbane CBD skyline, or north across Herston’s green, leafy neighbourhood.

“It’s this combination of space, outlook and low-density scale that developers say sets Victoria Residences apart from anything else currently on offer in the inner north,” Mr Lawrence said

“Extensive joinery, with natural stone and timber flooring throughout, Victoria Residences provides owners with a timeless property heirloom to enjoy for generations to come.”

Victoria Residences form part of the broader Victoria Collection, a masterplanned precinct including the residences and a collection of terrace homes.

Since launching in late 2025, the collection is approaching $100m in sales and is now more than two-thirds sold.

Mr Lawrence said the strong result reflected growing buyer appetite for premium, owner-occupier-focused product in Brisbane’s tightly held inner-city pocket with the strength of buyer demand for Victoria Residences reflecting broader momentum across Brisbane’s property market.

“Brisbane’s property market continues to demonstrate remarkable resilience and growth, with premium owner-occupier stock like Victoria Residences exactly the kind of property buyers are searching for right now,” he said.

“Genuine low-density opportunities this close to the CBD simply don’t happen, taking years to get into the market. With the new lifestyle precinct on the doorstep, we’re seeing real confidence from buyers wanting to secure their position early.”

With the project now complete, developer Unison Projects has confirmed a selection of residences had been deliberately held back from sale with the decision driven by the belief the true value of the homes would only be fully understood once buyers could walk through and experience the finished spaces.

“We always knew these residences would only be truly appreciated when experiencing the end result in person,” said Shannon Down, project partner at Unison Projects.

“The house-proportioned scale, the panoramic outlooks, the sense of space from the inside out – it’s genuinely unique, something you feel the moment you walk through the door.

“The attention to detail that just feels right. That’s why we made the decision to hold back a selection until completion, so buyers could see exactly what they were getting before making that decision.”
